Data Visualization – Housing Prices Study

I recently did a study of King County housing prices using data from 2014 – 2015. I limited my study to homes in the 98052 zip code. Before I go further, here are a few high-level observations about the data.

The majority of homes in the 98052 zip code which sold in the time period covered by this King County Housing dataset were priced at or below $800,000. As such, data points above that price level were filtered out to reduce noise.

Likewise, the majority of homes in the 98052 zip code which sold in the time period covered by this King County Housing dataset had between 3 and 4 bedrooms. As such, homes which had less than 3 or more than 4 bedrooms were filtered out.

Lastly, I noticed that the data points are somewhat limited for 3 or 4 bedroom homes in the 98052 zip code with less than 1.75 bathrooms, or more than 2.5 bathrooms, in the $800,000 or below price range. The few data points that were there created noise and gaps in the graph. Thus, data points for homes with less than 1.75 bathrooms or more than 2.5 bathrooms were filtered out.

The data in Graph 1 shows that between May and December of 2014, prices of homes with 3 bedrooms decreased while prices of homes with 4 bedrooms decreased but at a slower rate.

The data in Graph 2 shows that between January and May of 2015, the overall trend for prices of both 3 and 4 bedroom homes was positive and increasing.

The data in Graph 3 shows that between January and May of 2015, prices increased at the fastest rates for homes with 3 bedrooms and 2.25 baths, and for homes with 4 bedrooms and 2.5 baths. During the same period, prices dipped for homes with 3 bedrooms and 2.5 bathrooms.

This concludes my study of King County housing prices for 3 and 4 bedroom homes which sold in 2014 and 2015 in the 98052 zip code. I will update this post with more related findings as I continue analysis with R!
